16-aug-14 This property is located in a busy vibrant part of Dublin City Centre, enjoying all the conveniences of the City Centre, in the Christchurch area and very close to Temple bar. The apartment is on the 1st floor and there is also a lift. Generally it’s in good condition throughout. The Hall, double bedroom and lounge areas are all laminate flooring, the kitchen and bathroom are tiled and the single bedroom is carpet. There is storage heating throughout. Both bedrooms have built in Wardrobes and there are two good size hall storage cupboards. 11-apr-14 2 Bed Ground floor (inside facing – see photos) Apt with 1 designated parking space 592 Sq Ft. This is a fine 2 bed apartment just a stones throw from the city centre and the new Smithfield Square. All the DIT’s (Dublin Institute of Technology) are amalgamating into one huge campus, which will be located in Dublin 7. It is mooted that the area will benefit greatly from this project (I will attach a link to the email.) There are 2 good bedrooms – the carpets in one are stained but we could see if it can be cleaned otherwise they would need to be replace and I would recommend a budget style laminate floor if necessary. The living area is a great size with fake fireplace that requires an electric effect fire (under €200). While the carpet is in very good condition there is a split were the joining is and may need to be repaired or a rug put over it. The kitchen will need new appliances – as you can see from the photo’s there’s a carpet on the kitchen floor (bizarre!!) but I pulled it back and the tiles underneath look perfect (see photo). We didn’t put a lot of down payment and the rent is paying our loan. In 15 years, we will have a great apartment with a great income!
